Buzzard Point Master Plan

Following the District of Columbia’s framework plan for Buzzard Point, MWAP developed a master plan for the southwest district of the city. This district has seen many changes in the last few years, and the latest addition is the inclusion of the new DC United Soccer stadium. Today this area consists primarily of warehouses, but it is on a solid track to be the next vibrant residential neighborhood.

Our plan focuses on two major aspects of the redevelopment of this district, the first being transportation. While challenged by the distance from the M Street metro stations and being the southernmost part of Buzzard Point, our plan proposes a continuous land based rubber wheeled trolley network to create a loop between the metro stations, the stadiums, and other important waterfront locations. Adding to that system, we are proposing a water taxi and water ferry network to increase access to the waterfront sites.

The second aspect of our plan illustrates the importance of connecting the program and local events together to create an arts and entertainment network. This street level plan encourages pedestrian mobility and good urban design to give the neighborhood a lively and robust environment. We connect the sports venues with the proposed seaport museum, waterfront park, and water taxi stops. People arriving to the District from the south can use water-based transportation as a form of entertainment.
